Reimagining Urban Living: Why Low-Rise Communities are shaping new Gurugram

For decades, urban growth in India has been synonymous with vertical expansion. Taller towers, higher density, and faster construction became markers of progress. Yet somewhere along this trajectory, the idea of living well, with space, privacy, and a sense of belonging, began to feel compromised.
Over the past few years, I have observed a quiet but decisive shift in what today’s homebuyers truly seek. There is a growing desire for homes that feel personal rather than uniform, spacious rather than stacked, and thoughtfully planned rather than maximised for volume. This belief became the foundation of our low-rise journey at Guliani Group.

That philosophy first took tangible form with Horizon Floors in Sector 93, Gurugram. Conceived as a low-density, gated development offering independent floors, the project was designed to give residents the privacy of an independent home while retaining the safety and convenience of community living. The near sell-out response to Horizon Floors was not just encouraging, it was affirming. It signalled that low-rise living is no longer a niche preference, but an emerging priority for discerning urban buyers.

What stood out most during this phase was the clarity with which buyers articulated their needs. They weren’t chasing excess. Our upcoming project in Sector 99A, along the Dwarka Expressway, builds on this momentum. Envisioned as a more premium expression of low-rise living, it brings together larger 3 BHK independent floors, private lift access, and dedicated parking, all within a modern township framework. The location itself reflects a forward-looking approach, positioned within one of New Gurugram’s fastest-evolving corridors, with strong infrastructure growth and long-term appreciation potential.

At the same time, we are also developing another residential project in Sector 63A, Gurugram, an area that continues to gain prominence for its connectivity and residential promise. Together, these developments represent a deliberate expansion across high-growth micro-markets, while staying true to a low-density, design-led ethos.

As a developer, I believe scale must come with restraint. The objective should never be to build more, but to build better. Thoughtful layouts, effi cient planning, and respect for how people actually live must take precedence over vertical excess. This approach has allowed us to grow steadily across Gurugram, Goa, and key NCR regions, while maintaining a strong focus on quality construction and timely delivery.

Gurugram is at an infl ection point. As the city matures, so do its expectations from residential spaces. The future of urban housing, in my view, lies not in how high we can build, but in how intelligently we can design environments that support everyday living, community interaction, and long-term value.
Low-rise living is not a trend, it is a return to fundamentals. And it is here to stay.
