Development of Multi Modal Logistics Park under PM Gati Shakti National Master Plan is a key initiative of the Government of India to improve the country’s freight logistics sector. The aim is to reduce overall freight costs and time, while providing efficient warehousing, and improved tracking and traceability of consignments thereby enhancing the efficiency of the entire Indian logistics sector.

Launched on 13th October 2021 by Hon’ble Prime Minister Shri Narendra Modi for providing multi modal connectivity infrastructure to various economic zones like textile cluster, electronic parks, agri economic zones, industrial corridors, etc. is a game changer primarily for the warehousing segment within the logistics sector.

The Indian economy has immensely benefitted from the infrastructure sector. It passes through many industries including construction, urban and rural development, real estate, telecommuni-cation, and transportation. It contributed a share of about nine percent to India’s GDP.

According to a recent FICCI-Grant Thornton Bharat Knowledge Report on ‘Evolving Landscape of Warehousing & Logistics in India: A road to third-largest economy by 2027’, India’s warehouse market plays a crucial role in the global supply chain. It is projected to reach USD 34.99 billion (INR 2,872.10 billion) by 2027, expanding at a compound annual growth rate (CAGR) of 15.64% from 2022 to 2027.
The demand for warehouse facilities is driven by sectors such as third-party logistics (3PL), manufacturing, retail, e-commerce, and fast-moving consumer goods (FMCG). The Government’s initiatives, including Make in India and the Production Linked Incentive (PLI) scheme, have further boosted prospect for manufacturing sector, contributing to the demand for warehouses.

To meet the growing demand for newly constructed warehouses in various designated economic zones, pre-engineered building (PEBs) infrastructure has emerged as the fast-paced solution for large scale project implementation.

The main advantages of pre-engineered building solutions are cost optimisation, speedy and efficient deployment, functional versatility and architectural flexibility with a low maintenance and operating cost.
Manufacturers across segment are looking out for fast paced solutions while adopting pre-engineered buildings, as they are a cost-efficient option providing flexibility in design and accommodating changes in implementation requirements easily.

PEBs are considered as an innovation in warehousing construction solution offering numerous benefits of easy dismantling and relocated while being an environmentally friendly option, unlike traditional construction methods generating large amount of waste.

PEBs are constructed with pre-fabricated components manufactured off-site and then assembled on-site. The construction process reduces the overall construction time and cost as compared to traditional construction methods. PEBs are also highly customizable, allowing tailored made solution to meet the specific requirements. PEBs are a sustainable, cost-effective, and customizable solution that has become popular in the warehousing segment.

Covid-19 has emphasized the need for fast paced construction of medical facilities, leading to an increase use of PEBs for hospital construction. Flexibility and cost-efficiency has made PEBs as an optimal choice for construction of medical facilities. PEBs are also being used in the redevelopment of railway stations, metro stations across the country apart from newly constructed and redevelop-ment of airport, ports and highways infrastructure under ‘Bharatmala’, ‘Sagarmala’ and ‘Udaan’ Schemes. Apart from these, PEBs also finds application in sports stadiums, commercial ventures and multiplexes, residential projects and transport hubs.

The time is ripe for the construction industry to recognise and bring in PEBs to the forefront as a sustainable and durable implementation practices.

PEBs has emerged to be the best option for survival in extreme weather conditions. They can survive torrential rain, sand storm, strong winds, snowstorm and other such climatic conditions. PEB structures are considered to be eco-friendly as the materials used in construction are recyclable and reusable while considering the environmental safety concerns, PEBs seems to be a perfect structural solution. With its strength, durability, adaptability and customizability is going to transform the construction industry in the coming days.

The latest trends in PEBs includes the adoption of digital tools and automation to increase efficiency while reducing costs. This trend is being driven by the need to streamline the building process while reducing reliance on manual labour.

Fast paced industrialization in emerging economies like India are anticipated to enlarge the scope of the PEB market in the coming years. Favourable government policies and schemes for construction of green buildings will offer new growth opportunities for PEBs over the ensuing years.
